Kunimigaoka House
The Beginning of My Commitment to High-Performance Housing
Kunimigaoka House was the project that marked a turning point in my career, leading me toward the design of high-performance homes. Located in a residential neighborhood in northwestern Sendai, the project began in 2015. Around that time, a friend who was involved in the Dot Project—an industry–academia–government initiative promoting high-performance housing in Iwate Prefecture—invited me to join a study tour of advanced residential architecture in Europe.
Through interactions with passionate builders, engineers, and industry professionals who shared a deep interest in building performance, I became increasingly fascinated by the energy-saving potential of thermal insulation. This ultimately led me to participate in the tour.
Discovering the Potential of High-Performance Housing in Switzerland
The most memorable experience of the tour was visiting a three-story apartment building designed by Swiss architect Peter Schürch. Although its south façade was entirely glazed and the other elevations also featured generous openings, the interior remained astonishingly warm—even in the middle of winter with snow falling outside.
The secret lay in its exceptional thermal envelope and high-performance windows. Approximately 300 mm of insulation was installed within 500 mm thick exterior walls, while triple-glazed windows far exceeded the performance of products then available in Japan. The building had achieved Switzerland's highest Minergie-P-Eco certification and offered a level of performance comparable to Germany's Passive House standard.
Compared with Japanese housing at the time, its approach to insulation, construction techniques, and building systems was years ahead. The experience profoundly changed my perspective. Since the client for Kunimigaoka House had also expressed a desire to "live in a warm home," I decided to pursue a design that combined architectural quality with outstanding thermal performance.
Opening to the Northern View While Maintaining Privacy
The site slopes from south to north, opening onto expansive views in the northern direction. To make this scenery part of everyday life, the living, dining, and kitchen area was placed on the second floor, with large openings facing both north and south.
Because the south side faces the street, a solid wall was introduced along the frontage to ensure privacy while allowing natural light to enter from above. As a result, the house presents a quiet, enclosed appearance from the street, yet inside it is filled with daylight from both directions, creating a bright and open living environment.
A Journey of Trial and Error
For both the design team and the builder, this was our first experience constructing a highly insulated house. Every step involved experimentation and learning.
The insulation around the foundation walls was increased from the conventional 30 mm to 100 mm, while the exterior walls combined cavity insulation with an additional continuous insulation layer. It was also our first time using an exposed insulation system with an airtight membrane, and we worked closely with the contractor to develop construction methods on site.
Window design presented another challenge. At the time, Japanese window systems capable of combining large openings with high thermal performance were extremely limited, so German-made window systems were selected. Because their installation details differed significantly from those used in Japan, considerable effort was required to refine the construction process.
These measures resulted in a Q-value of 0.98 W/m²·K, surpassing our original target of 1.00 W/m²·K (approximately equivalent to a UA-value of 0.31 W/m²·K under today's standards). Our first airtightness test also achieved an excellent C-value of 0.4 cm²/m².
Confirming the Value of High-Performance Housing Through Measurement and Experience
The house employs a balanced mechanical ventilation system with heat recovery, which preconditions incoming fresh air before it enters the living spaces. Heating is provided by panel radiators, with recessed floor-mounted units installed beneath the north and south windows to prevent cold downdrafts.
The combination of a highly insulated building envelope, heat-recovery ventilation, and radiant heating creates an exceptionally stable indoor environment throughout winter. Measurements showed that even when the outdoor temperature fell below freezing, indoor temperature dropped by only 1.5°C between 9:00 p.m., after the heating was turned off, and 6:00 a.m. the following morning—an exceptionally small fluctuation compared with a typical house.
The homeowner also commented that the house was "remarkably warm" and that utility costs had become lower than when living in a condominium. Both measured performance and everyday living experience confirmed the true value of high-performance housing.
The Foundation of My Design Philosophy
The high-performance buildings I encountered in Switzerland fundamentally reshaped my understanding of residential architecture. Kunimigaoka House became the first opportunity to translate those ideas into a home designed for Japan.
The knowledge, experience, and confidence gained through this project have continued to shape my architectural approach. It remains the foundation of my commitment to designing homes that pursue not only architectural beauty but also exceptional thermal performance.
