Inquiry and Hearing (free)

First, please feel free to contact us by e-mail. We will then set up a time to meet with you in person to discuss your plans and needs. We will also explain the outline of our office, how we proceed, and our approach.

企画提案

ヒアリング内容と敷地資料をもとに法的な条件整理などを行い、計画案を作成いたします。
計画案および私たち事務所との相性や価値観も含めてご検討いただきまして、進めるか取りやめるかご判断いただきます。
期間：約3〜5週間
費用：プラン作成料15万円（税別）
※規模・用途に応じて変わる場合があります。
※ご契約を頂ける場合は、この金額を契約金額に充当します。

Proposal

We will prepare a draft plan based on the legal conditions and other information from the hearings and site data. After reviewing the draft plan and our firm's compatibility and values, you will decide whether to proceed or not.
Period: Approximately 3-5 weeks
Cost: 150,000 yen (excluding tax) for plan preparation
*The fee may vary depending on the scale and purpose of the project .If you sign a contract with us, this fee will be applied to the contract amount.

設計監理契約

私たちの設計意図・進め方をご理解頂けましたら、設計監理契約をさせて頂きます。
費用：契約金額の20%

Design Management Contract

Once you understand our design intent and how we proceed, we will sign a design and supervision contract with you.
Cost: 20% of the contract amount

基本設計

建物の平面プランや外観イメージ・構造などを、打合せを重ねながら作成していきます。
打合せ：2週に1回程度
期間：約2〜3ヶ月
費用：契約金額の20%

Basic Design

A building floor plan, exterior image, structure, etc. are created through a series of meetings.
Meeting: About once every two weeks
Period: About 2 to 3 months
Cost: 20% of the contract amount

実施設計

実際に建物を建てるための詳細図面を作成します。基本設計で固めた内容をもとに各種仕様(仕上材・設備 機器・照明器具など)を決定していきます。
打合せ：2週に1回程度
期間：約2〜3ヶ月
費用：契約金額の30%

Detail Design

Detailed drawings are prepared for the actual construction of the building. Various specifications (finishing materials, equipment, lighting fixtures, etc.) are determined based on the details established in the basic design.
Meeting: About once every two weeks
Period: Approximately 2 to 3 months
Cost: 30% of the contract amount

見積依頼および業者選定

図面が完成後、施工業者を選定し見積を依頼します。施工業者を指定いただくことも可能ですし、こちらでご紹介することも可能です。金額だけでなく施工業者との相性なども含めて選定頂きます。必要に応じて減額案を作成し予算調整を図ります。
期間：約1〜3ヶ月

Request for Quotation and Selection of Vendor

After the drawings are completed, we will select a contractor and request an estimate. You may specify a contractor, or we can introduce one to you. The selection will be based not only on price, but also on compatibility with the contractor. If necessary, we will prepare a proposal to reduce the cost and adjust the budget.
Period: Approximately 1 to 3 months

工事請負契約

建主と施工業者とで工事請負契約を締結します。
工期・工事代金支払時期の確認をします。
※工事契約締結後の図面変更·仕様変更・ＣＧ作成業務が発生する場合は別途料金がかかります。

Construction Contract

A construction contract is signed between the client and the contractor.
The construction period and payment period are confirmed.
*If drawing changes, specification changes, or CG creation work is required after the construction contract is signed, a separate fee will be charged.

確認申請

建築計画が建築基準法上問題ないか、審査機関の審査を受けます。受理されると確認済証が発行され、着工可能となります。
※確認申請手数料がかかります（建築規模等に応じ金額が異なります）

Application for Confirmation

The building plans are reviewed by the building inspector to ensure that they are in compliance with the Building Standard Law. If the application is accepted, a certificate of confirmation is issued and construction can begin. *A confirmation application fee will be charged (the amount varies depending on the scale of the building, etc.).

工事期間

私たちは工事監理者として建主に変わって施工業者が図面通りに施工しているかチェックを行います。
※審査機関の中間検査が必要な場合があります。検査手数料がかかります。

Construction Period

We, as construction supervisors, act on behalf of the client to check that the contractor has constructed the building according to the drawings.
*Interim inspection by an inspection agency may be required. An inspection fee will be charged.

完成引渡し

建主とともに竣工検査をおこないます。 また審査機関の完了検査を受けます。
検査済証の受領後お引渡しとなります。

Completion and Delivery

We will conduct a completion inspection together with the client. The completion inspection is also carried out by the inspection agency.
The building is delivered upon receipt of the inspection certificate.

アフターメンテナンス

どんな建物も使っていると、気になるところや調整が必要な箇所が出てきます。
お引き渡しから1年後を目安に、施工者と共にお伺いし、状況を確認させて頂きます。
※新たな図面作成等の業務が必要な場合は有料となります。

After Service

As any building is used, there will be areas of concern and adjustments that need to be made.
About one year after delivery, we will visit the building with the builder to check the situation.
*If new drawings or other work is required, a fee will be charged.
